BREEAM New Construction: Offices

BREEAM for office buildings is an environmental assessment method and certification scheme that can be used at the design, construction, and refurbishment stages of a building’s lifecycle. The assessment method was launched in 1990; this was the first scheme developed in the BREEAM family of schemes. It has since undergone continuous updates to ensure that the scheme criteria goes above and beyond regulation, representing best practice in the design and construction of new office buildings.

BREEAM for offices scheme can be used to assess:

- General office buildings,
- Office buildings with R&D areas,
- Office space within mixed use developments.

BRE's introduction of the web-hosted technical manuals that accompany the 2011 New Construction scheme has been invaluable in assisting our designers maximise the potential benefits of BREEAM in connection with new build office developments. Likewise BRE's regular reviews and up-dates of the technical content and rating criteria ensures the scheme remains relevant and viable - I look forward to seeing what the 2014 amendments hold in store.

Opinion

UK-GBC is independent of any one environmental rating tool provider – even though other GBCs around the international network do endorse particular tools, or in some cases have developed their own . However, BREEAM is the leading tool used in the UK and is specifically designed to integrate with UK regulations.

In the past we have held workshops to channel feedback from our members to BREEAM in order to help improve the tool, and we have been involved in work designed to make metrics consistent between different tools, to help those using different tools in different countries or regions.
